What are your basic rental requirements?
We look for a monthly household income of at least 3x the rent, a solid rental history with no recent evictions, and a clean background check. We review every application individually, so if you have questions about your specific situation, feel free to reach out before applying.
How do I apply for a home?
Find the home you like on our Properties page, click For Rent, and hit Apply to Rent. Fill out the quick initial form on our site, and you’ll be automatically directed to TransUnion SmartMove to complete the standard screening and background check.
Are pets allowed in your rental homes?
Yes, we are pet-friendly across our properties. We do ask about your pets on the application, and standard pet fees or breed guidelines may apply depending on the home. Just let us know what pets you have when you reach out or apply.
How do I schedule a tour to see a house in person?
Click For Rent on any listing on the Properties page, select Schedule a tour, and pick a date and time that works for your schedule. We will reach out directly to confirm the walkthrough details with you.
Do you ever sell any of your houses?
Our core business is providing long-term single-family rentals, so we do not regularly sell our homes. However, under special circumstances or unique situations, we are open to considering serious purchase inquiries. If you have an interest in a specific property, feel free to contact our team directly.
How do I pay my monthly rent?
You can pay your rent online directly through the Resident Portal. We support electronic bank transfers (ACH) and card payments so you don’t have to worry about dropping off paper checks. Rent is due on the 1st of each month.
How do I submit a maintenance request?
Head to the Residents page and fill out the repair request form with a brief description and photos of the problem. For urgent issues like active water leaks or no heat in winter, call our office phone immediately at 913-337-0998.
When should I set up utilities in my name?
Residents are responsible for electric, gas, water, and trash unless specifically stated otherwise in your lease. Please contact the utility providers at least 3 to 5 business days before your official move-in date so services are transferred seamlessly into your name.
Can I paint walls or make cosmetic changes to the house?
We want you to make the house feel like home, but we ask that you get written approval from us before painting walls, swapping fixtures, or doing any permanent alterations. Small nail holes for hanging family photos and artwork are completely fine.
What is the process for renewing my lease or moving out?
We will reach out about 60 to 90 days before your lease expires to discuss renewal options. If you plan to move on, we require a standard 30-day written notice prior to your move-out date so we can coordinate your move-out walkthrough and deposit return.
